About Us: ------------ Red Stag is in the business of buying and selling land across the United States. Essentially, we buy land from owners at a discount that they do not want, or no longer need, or just don't care about. Oftentimes they bought the property for some reason, for instance, to build a cabin, but they've given up on that dream now and they're willing to sell at a discount because they're older and getting the most they can for the land isn't the most important thing to them anymore. Imagine you have a garage sale and you’re selling a guitar. You've put a price tag on there for $10 and then someone came up to you and said, "I'll give you $5 right now." You don't necessarily love that offer, but it's a garage sale after all, and they have $5, so you give them the discount and move on. That's what we do with land owners. The only thing is… we reach out to them first and see if they want to sell. If they do, we provide them a discounted offer. Some people say yes, it’s a numbers game. What You’ll Do: ------------ - You will be cold calling to generate leads and also closing those same leads. This is a hybrid cold caller + sales closer position. (~2000 to ~2700 cold calls per day). - Have conversations with leads to qualify them based on timeline, motivation, and price. - Once you've found a warm/hot lead, your job is to spend quality time with this on the phone to understand their situation, learn about the property, uncover their true motivations, determine their asking price, make an offer and then negotiate to close the deal. - This sales position is sort of like fishing. Once you've found a good lead, you should stop cold calling and reel them as fast as you can. - It typically takes between 1 to 3 calls to get a landowner to sign a contract (if they're interested in selling). Follow up is key. Monthly KPI You’ll Need To Hit: ------------ - 40,000 to 55,000 dials per month (~2000 to ~2700 dials per day via a triple line dialer) - 15 to 20 hot leads per month. - 1 to 3 signed contracts per month. What Your Day Will Look Like: ------------ - 80% of your day will consist of calling new land owners. - 20% of your day will consist of having conversations with warm/hot leads, handling sales objections, sending contracts, reviewing contracts over the phone with leads, following up with leads over phone/txt/email. Typical Sales Call Flow: ------------ - First Call/Cold Call: determine if they want to sell, what they want for it, what their true motivation is for selling, learn about the condition of the land, etc. Book a follow-up call for the next day for a finalized offer on their property. = Offer Call: Provide the seller with a finalized offer that our internal assessor determined based on the condition of the property and our internal budget. Negotiate up to a Maximum Allowable Offer (MAO) Who We’re Looking For: ------------ - At least 2 years of experience in phone sales or a call center environment. - Real estate experience is NOT required, just the gift of the gab. If you're great at sales and conversationalist, then you will succeed here. We will teach you everything you need to know about real estate. - Zero foreign accent (South African/British accent is OK). Our leads are very sensitive to foreign accents and you will need to come up as an American over the phone. - You prefer to follow a sales framework over a script. You’re having real conversations with real human beings. Scripts make you robotic. Of course there’s standard information you’re going to need to grab from leads but your ability to connect with folks and navigate conversations naturally is going to make you the most successful. - You have experience with cold calling. - You're able to explain the common types of objections and how to overcome them. - You have experience working with a CRM such as Follow Up Boss, GoHighLevel, etc. - You take pride in taking good call notes and staying organized. -- You understand that money is made in the follow-up. - You consider yourself someone that is into self-improvement, and you're always looking for ways to improve your sales skills. - Candidates that have real estate sales experience is a bonus. - Candidates that have lived in the U.S. before and understand American culture are highly preferred. If you haven't, please still apply but we have found that it is a good indicator of your ability to connect with leads on a cultural level. Tools You’ll Use: ------------ - CallTools (triple-line dialer) - Follow Up Boss (CRM) - DocuSign or similar for contracts Working Hours: ------------ - Full Time - Monday to Friday. 8am CST to 5pm CST. Compensation: ------------ - Hourly: $5 to $8 per hour, depending on experience and performance. - Commission: 1% to 5% of gross profit per deal, depending on experience and performance. - OTE: $12,000 to $45,000, depending on performance. Performance Reviews: ------------ - You will receive a performance evaluation at month 3. Depending upon performance, you may receive a bump in compensation. - Annual reviews with opportunities for a compensation bump, and/or career advancement.
