Real Estate Transaction Coordinator / Virtual Assistant for Private Money Lending Company Job Type: Part-time (4 hours per day) I don't care if you work another job as long as my work is getting completed. You will work approximately 4 hours per day and support me across various tasks that keep loans moving efficiently. I need you to pick the same 4 hours each day so I know when I can reach out to you for help. Compensation: $100/week + performance bonuses $100 bonus per loan closing (2–3 per month) $100 bonus per loan payoff (1–2 per month) Target income is $800 USD + or about $10 USD About Me I am a private money lender working with real estate investors. I originate, fund, service, and close short-term real estate loans. My process is structured and step-driven, and I need a virtual assistant who loves systems, organization, and ensuring transactions move smoothly from start to finish. Position Overview I am looking for a Real Estate Virtual Assistant / Transaction Coordinator to help manage and track the steps involved in originating, processing, funding, and closing real estate investment loans. This role is ideal for someone who: Loves checklists and process flows Is organized, proactive, and detail-oriented Enjoys coordinating multiple moving parts Is experienced (or eager to learn) in real estate lending or investor transactions Can communicate clearly with borrowers, title companies, insurance agents, and other parties involved in the loan process Key Responsibilities Loan Origination Support - you will help me refine our process over time with AI. Collect borrower documents (ID, entity docs, rehab budgets, purchase contracts) Organize files and ensure required items are complete before underwriting Enter deal information into my internal tracking system Transaction Coordination Coordinate with title/escrow offices to order title commitments, settlement statements, wiring instructions, lender funds and closing packages Follow up with borrowers, title, agents, insurers, lenders and other parties to move the loan forward Track progress through each loan stage using my step-by-step process Confirm that compliance documents are prepared and signed Assist in preparing closing instructions to title when needed Funding & Post-Closing Ensure final conditions are cleared prior to funding Confirm recording, title insurance, and post-closing docs Follow active loans and prepare documents for loan payoffs Update internal spreadsheets and reporting systems General Administrative Support Email and follow-up management Calendar scheduling Light data entry Document organization and file management Required Skills & Qualifications Strong experience as a real estate VA, transaction coordinator, loan processor, or similar role Excellent written and verbal English communication Highly organized and detail-oriented Comfortable working with step-by-step workflows Ability to manage deadlines and multiple transactions at once Tech-savvy: Google Workspace, spreadsheets, CRM/loan software (training provided) Preferred Experience (Not Required but Helpful) Private money lending or hard money lending Real estate investing terminology: ARV, rehab budgets, title/escrow process Familiarity with loan documents or closing packages
